PROJECT DESCRIPTION

The building is a new construction of an old industrial area located in Arese, Milan.
The old building was built between 1959 and 1963 to house the offices and the factory of the Alfa Romeo. The area remains active ad occupied until 2005.

In the 2012 the company TEA S.p.A. has set up a project for the rehabilitation of the area.
The building consists in a shopping center with 2 floors above ground divided in 2 main zones: “Iper” and “Shopping Center”. The project includes external parking, circulation spaces and green areas.

The structure of the building is in reinforced concrete and the roof is in laminated wood with polycarbonate finishing elements for the mall common areas and with green roof for the remainder.

The shopping center is characterized by curtain wall façade for the south front, floor to floor ceiling glass and aluminum structures for the entrance zones and opaque walls for the other front.

The following systems will be realized as part of the new construction works:

- DHW system for all areas (except supermarket);
- HVAC system for mall common areas;
- Primary air system for retails (except food court retails, medium-sized stores and supermarket);
- Electrical system for only mall common areas and external area;
- Photovoltaic system;
- Fire alarm system and security system.

New technologies have been used to satisfy the current regulations and to guarantee high energy performances, indoor environmental quality and low operating costs.

The new systems have been planned to take into account possible future changes and then be flexible with minimal intervention and costs. Tenant sub-metering will be also part of the project as well as the individual management of the tenants’ spaces via BMS.

SUSTAINABILITY STRATEGY

Construction site
The allowances made for bicycle storage and preferred parking spaces for alternative fuel vehicles reduce pollution from automobile use. The use of a green roof will reduce the local heat-island effect.

Water
Water efficiency measures adopted in the project (low flow fixtures, faucet aerators and dual flush toilets) significantly reduce potable water demand.

Energy
Reduction in energy demand is reached through high performance MEP strategies, building envelope optimization, fundamental commissioning as well as measurement and verification.

Materials
More than 95% of construction and demolition waste diverted from landfill and more than 10% by cost of recycled materials in construction activities.
Indoor Environmental quality

The project have a healthy indoor environment through system design, construction quality control and careful attention to material specification.
